Partners · land and real estate

Land near a corridor is worth more when trucks need it.

Warehouses, distribution sites, cross-docks and truck parking all start with the right piece of land on the right road. If you own land, develop industrial parks or represent owners, tell us what you have. Our desk matches sites to real freight demand.

Who this makes happy

The landowner whose family land becomes a lasting, well-kept logistics site, the developer with a committed tenant before the first brick, and the drivers who get a safe place to park and rest.

What land becomes

Uses the desk matches sites to

  • Warehouses and distribution sites

Ambient and temperature-controlled storage near demand. See warehousing.

  • Cross-docks and transit hubs

Short-dwell sites where part-load freight is sorted for onward delivery.

  • Truck parking and rest

Safe, lit parking with basic facilities for drivers on long lanes.

  • Yards and container depots

Open, hard-surfaced land for trailers, containers and project cargo.

How it works

From site to structure

  1. Describe the site

Location, area, road access, title and land-use status, and what you want to do with it.

  2. Desk review

We check the site against freight corridors and known requirements.

  3. Honest answer

A fit now, a fit later or not a fit, always with the reason.

  4. Structure together

Sale, lease, joint development or build-to-suit, agreed in writing with proper due diligence.

Our promise Designed with you never overstated

Sites are matched to real demand, never announced.

We publish no land bank, no site list and no development pipeline, and we never claim a partner's site as SSL's own. What we offer is a desk that knows where freight moves, and an honest answer about your land.

  • Location (village/town, district, state, pincode)
  • Area in acres or sq ft
  • Distance to the nearest highway and road width
  • Title and land-use / conversion status
  • What you want: sale, lease, JV or build-to-suit

Frequently asked questions

What kind of land is useful for logistics?
Land close to a national or state highway, an industrial cluster, a port, an ICD or a large consumption centre, with road access wide enough for a trailer to turn. Clear title and the right land use matter as much as location.
Does SSL buy land?
We do not state any land-buying programme here. Tell us what you offer (sale, long lease, joint development or build-to-suit) and the desk will say honestly whether there is a requirement it fits, now or later.
What is build-to-suit?
A developer builds a warehouse or hub to a tenant's specification on land they own or control, and leases it to that tenant. It needs a committed requirement first, which is why we match land to demand before anything is built.
I am a broker. Can I submit sites?
Yes, if you are authorised by the owner. Say so in the form; we may ask for the owner's authorisation before sharing a site with anyone.
Will you publish my site?
No. Sites are shared only with a prospective occupier and only with your agreement.
What documents will you ask for?
Later, if there is a fit: title documents, land-use or conversion status, the layout plan and approvals. Nothing is needed to register interest.
